Curb Appeal

Most home buyers make their decision to take a listing seriously based on the property's curb appeal. As you may know, the four basic steps to marketing anything are to get someone's attention, make them interested and then make them desire what your offering to the point of acting on it. Make sure that those driving by your home or considering your open house are drawn inside by working on the appearance of its exterior.

It's often challenging to see our own homes through the eyes of a stranger. Whether you are preparing an Arlington or an Ajax house for sale, you will face the same issue that you have become accustomed to how things normally look. Where you feel things belong, what you don't consider to be faults, what color of flowers you like are now all moot in the greater effort of landing an optimal sale. Your home must now be thought of as a house, a commodity, something you need to make as salable and attractive as possible.

Start by trying to experience the curb appeal factor yourself by stepping across the street, seeing it from the vantage of a car arriving. Whether you are listing a or luxurious 18 Yorkville condo in Toronto or a mansion in Paris, you will need to honestly ask yourself of what your own first impressions are of the outward appearance. What are some of the best features of the house, yard, lot, building, foyer and the like? What are their benefits and how can they be enhanced or showcased? What are some of the worst features? How can the challenges be overcome?

Now, recreate the walk up to the unit from where potential buyers would be parking and approaching. Whether it's a downtown Manhattan condo or a suburban Mississauga real estate listing, every buyer wants to see spaces that are tidy, well kept and maintained. Consider what would make the home more attractive, what's in style with exterior decor, what upgrades and repairs can be made to help with the aesthetics.

If you are preparing a property in the country, a small city or town, you may have some extra considerations in terms of landscaping and upkeep. Properties in a smaller city like Aurora in Illinois or Ontario's Port Credit real estate may have to consideration regulations from local historical preservation associations. As well, increased exposure to the elements, green-spaces and the like can make preparing your exterior more of a challenge than for your urban counterparts.

There is one area of a house's exterior of neglected by home owners. Buyers will often try to get glimpse of your back yard when they are driving around and looking at new homes. London Ontario to London England, home buyers will try to look through a neighbors yard or down your driveway to see the size, condition and features of your yard space. In the event that they do, be sure to have it in ideal condition.

With some brainstorming, strategy and lots of effort, you will find that there is a remedy to most challenges in making your curb appeal ideal. Find areas that are most in need and prioritize based on your budget and the impact of the effort.
